Quick Answer

Enter the tenant's and landlord's names, landlord PAN, address, monthly rent and the months you paid for, then click Print / Save as PDF. The tool creates one numbered receipt per period with the amount in words and a signature line. Get each receipt signed by your landlord. For HRA, the landlord's PAN is needed if annual rent is above ₹1 lakh, and the exemption applies only in the old tax regime.

Free Rent Receipt Generator for Your HRA Claim

If you live in a rented house and your salary includes House Rent Allowance, rent receipts are what turn that allowance into a tax saving. Every year, usually between January and March, HR and payroll teams ask employees to submit proof of rent paid. Without it, your employer deducts tax on the full HRA — and fixing that later means claiming a refund in your return. This free rent receipt generator creates complete, properly worded receipts in seconds, ready to print or save as a PDF and get signed by your landlord.

You enter the details once — tenant, landlord, the landlord's PAN, the property address and the monthly rent — choose the months, and the tool produces one numbered receipt for each month, quarter, half-year or full year. Each receipt shows the amount in figures and in words, the period covered, the payment mode, the date and a signature line. It checks the PAN format, reminds you when the landlord's PAN is required, and adds a revenue-stamp box where a cash receipt usually needs one. Everything runs in your browser; your details are never uploaded.

How to Create Rent Receipts

  1. Enter the tenant's name exactly as it appears in your employer's records.
  2. Enter the landlord's name and PAN. The PAN must be in the format ABCDE1234F. If your annual rent is above ₹1 lakh, the tool reminds you that it is needed.
  3. Add the rented property's address in full, including city, state and PIN code.
  4. Enter the monthly rent and the from and to months — for a full financial year, April to March.
  5. Choose how many receipts: one per month, quarter, half-year or year. Check what your employer accepts.
  6. Select the payment mode and whether each receipt is dated on the first or last day of its period.
  7. Click Print / Save as PDF. Only the receipts are printed — not the rest of the page. In the print dialog choose "Save as PDF" to keep a digital copy.
  8. Get each receipt signed by the landlord, with a revenue stamp where needed, then submit them to your employer.

What a Valid Rent Receipt Contains

There is no single government-prescribed format, but employers and tax officers expect these details, all of which the generator includes:

  • Name of the tenant (the employee claiming HRA)
  • Name of the landlord, and their PAN when annual rent exceeds ₹1 lakh
  • Full address of the rented property
  • Rent amount in figures and in words
  • The period the rent covers, such as "April 2026" or "April 2026 – June 2026"
  • Date of the receipt and a receipt number
  • Mode of payment — bank transfer, UPI, cheque or cash
  • Landlord's signature, and a revenue stamp on cash receipts above ₹5,000

The amount in words follows the Indian system — for example, ₹1,80,000 becomes "Rupees One Lakh Eighty Thousand Only" — which matches how banks and offices write amounts.

Landlord's PAN: When It Is Needed

If the rent you pay in a year is more than ₹1 lakh — roughly ₹8,334 or more per month for a full year — your employer must collect the landlord's PAN to allow the HRA exemption. If the landlord does not have a PAN, a signed declaration from the landlord stating so, with their name and address, is generally accepted instead. Payroll teams increasingly match the landlord's PAN with tax records, and newer rules also ask employees to disclose more landlord details, so make sure the PAN is correct. The generator checks the format, though it cannot verify that the PAN belongs to your landlord.

The Revenue Stamp Question

Under stamp law, a receipt for a cash payment above ₹5,000 is commonly required to carry a ₹1 revenue stamp, signed across by the person receiving the money. If you choose Cash and a receipt is above ₹5,000, the generator shows a small box where the stamp should go. For payments by bank transfer or UPI, the bank record is itself strong proof, and most employers don't insist on a stamp — but follow your employer's specific instructions. Paying rent through the bank or UPI is strongly recommended anyway: it gives you an independent record if your claim is ever questioned.

How HRA Exemption Is Calculated

Rent receipts prove what you paid; the exemption itself depends on a formula. The exempt part of HRA is the least of these three amounts for the year:

  1. The actual HRA received from your employer;
  2. Rent paid minus 10% of salary (salary here means basic pay plus dearness allowance that counts for retirement benefits);
  3. 50% of salary in the listed cities, or 40% elsewhere.

Traditionally only Delhi, Mumbai, Kolkata and Chennai qualified for 50%. With the Income-tax Act, 2025 taking effect from 1 April 2026, the Income-tax Rules, 2026 are reported to add Bengaluru, Hyderabad, Pune and Ahmedabad, making eight cities at 50% from FY 2026-27. Confirm with your employer's payroll policy.

Example

Suppose you live in Patna, your basic salary is ₹40,000 a month (₹4.8 lakh a year), your HRA is ₹16,000 a month (₹1.92 lakh) and your rent is ₹15,000 a month (₹1.8 lakh). The three limits are ₹1.92 lakh (actual HRA), ₹1.8 lakh − ₹48,000 = ₹1.32 lakh (rent minus 10% of salary), and 40% of ₹4.8 lakh = ₹1.92 lakh. The lowest is ₹1.32 lakh, which is exempt; the remaining ₹60,000 of HRA is taxable. Because the annual rent is above ₹1 lakh, the landlord's PAN is required. Our HRA calculator does this for any salary and city.

Old Regime vs New Regime

HRA exemption is available only under the old tax regime. If you choose the new regime, your entire HRA is taxable and rent receipts don't reduce your tax. The new regime has lower slab rates and a higher standard deduction, so for many people it still works out better even after losing HRA. Compare both using our income tax calculator before you decide, and check your take-home under each with the CTC to in-hand salary calculator.

Paying Rent to Parents or Relatives

You can claim HRA on rent paid to your parents if the arrangement is genuine: they own the house, you actually transfer the rent to them — ideally every month through the bank — and they show the rent as income in their own tax return. Fake arrangements are easy for the tax department to spot when the parent's return doesn't show the rental income. Rent paid to a spouse is generally not accepted for HRA. Newer disclosure rules ask employees about their relationship with the landlord, so be accurate.

Monthly, Quarterly or Yearly Receipts?

Some employers want a receipt for every month; others accept one per quarter or a single receipt for the year. Monthly receipts are the safest because they match monthly bank transfers and make any change in rent easy to show. If your rent changed during the year — for example after a renewal — generate two sets: one for the months at the old rent and one for the months at the new rent.

Missed the Deadline? You Can Still Claim

If you couldn't submit rent receipts to your employer in time, the tax deducted from your salary will be higher, but you have not lost the benefit for good. Under the old regime, you can generally claim the HRA exemption while filing your income tax return and get the extra tax back as a refund. Keep the signed receipts, rent agreement and bank or UPI proof ready in case the tax department asks for them.

Other Rent Rules to Know

  • TDS on high rent. If you are an individual tenant paying more than ₹50,000 a month, you must deduct TDS (currently 2%) from the rent and deposit it. Ask a tax professional if this applies to you.
  • Keep supporting proof. Save the rent agreement, bank statements or UPI history alongside the signed receipts for at least as long as your tax records.
  • Use receipts only for rent you paid. Claiming HRA with fake receipts can lead to tax, interest and penalties when the claim is checked.

Frequently Asked Questions

What should a rent receipt contain?

Tenant's name, landlord's name, rented property address, rent amount (in figures and words), the period it covers, the date, payment mode, the landlord's signature and — if annual rent is above ₹1 lakh — the landlord's PAN.

Is the landlord's PAN mandatory?

It's required for your HRA claim when the annual rent exceeds ₹1 lakh. If the landlord has no PAN, a signed declaration from them with name and address is generally accepted.

Do I need a revenue stamp on a rent receipt?

A ₹1 revenue stamp signed across by the landlord is commonly required on cash receipts above ₹5,000. Payments by bank transfer or UPI already leave a record; follow your employer's instructions.

Can I make one receipt for the whole year?

Yes, choose 'Year'. Many employers accept quarterly or yearly receipts; others want monthly ones. Check with your HR or payroll team.

Can I claim HRA in the new tax regime?

No. HRA exemption is available only in the old tax regime. In the new regime the full HRA is taxable.

Can I pay rent to my parents and claim HRA?

Yes, if you genuinely pay rent, they own the property and they declare the rent as income. Pay through the bank so there's a record. Rent to a spouse is generally not accepted.

How much HRA exemption will I get?

The least of: actual HRA received; rent paid minus 10% of salary (basic + DA); and 50% of salary in the listed cities or 40% elsewhere. Use the HRA Calculator to work it out.

Which cities count for 50%?

Traditionally Delhi, Mumbai, Kolkata and Chennai. Under the Income-tax Rules, 2026, Bengaluru, Hyderabad, Pune and Ahmedabad are reported to join from FY 2026-27. Confirm with your employer's payroll policy.

Are online rent receipts valid?

A receipt is valid if it is genuine, complete and signed by the landlord. Printing it from a generator is fine; what matters is that the rent was actually paid.

Do I also need a rent agreement?

Not always, but employers and tax officers may ask for a rent agreement, bank statements or UPI history as supporting proof, especially for larger amounts.

Is my data uploaded?

No. The receipts are created in your browser and nothing is sent to a server. Printing or saving as PDF also happens on your device.

Is it free?

Yes, it's completely free with no sign-up and no watermark.
